900 Biscayne is one of the best values in Greater Downtown Miami, full stop. You get massive floor plans, permanently preserved bay views, semi-private elevators, recently renovated amenities, and a well-managed building, all at a price point that significantly undercuts newer towers with smaller units. It's an OG that's aged well and sits in a neighborhood that's only going to get better. The street flooding and event traffic are real downsides, but they're manageable. For the combination of views, space, value, and location, this is a strong 4.5 stars.
Full ProfileMarina Blue is a tale of two buildings. The location and views are genuinely world-class, arguably the best infinity views in all of downtown Miami, with Museum Park permanently protecting them. But the building itself hasn't aged well. Recession-era construction shortcuts, subpar finishes, sparse amenities, and a dicey elevator situation drag it down. If you're buying purely for views and location at a lower price point than the neighbors, Marina Blue delivers. But go in with your eyes open about what you're getting. A solid 3 stars, incredible location held back by a building that needs serious investment.
