SLS Lux is a 57-story condo-hotel tower developed by The Related Group and designed by Arquitectonica, completed in 2018. It sits at 801 S Miami Ave in the dead center of Brickell, steps from Mary Brickell Village and Brickell City Centre. The building is part of what could be called the Related Group triplets in central Brickell, alongside SLS Brickell and Brickell Heights, all built around the same time. SLS Lux is the tallest of the three and is positioned as the most luxurious. The building features Miami's first high-rise LED facade, which makes it visually distinctive on the skyline. As a condo-hotel hybrid, the building has a more transient feel than a pure residential tower. Hotel guests, short-term renters, and permanent residents share the same spaces, which affects the day-to-day atmosphere. The building offers a rooftop pool on the 57th floor with panoramic views, a pool deck above the parking garage, semi-private elevators for select units, and interiors designed by Yabu Pushelberg. However, the quality does not always match the marketing. My Personal opinion is that Related Group has a pattern of delivering buildings that look great in renders but fall short on construction quality and long-term durability. The finishes feel more mid-tier than true luxury. For the price point, you are paying a significant premium for the SLS brand name. The location is both a strength and a weakness. You are in the absolute center of Brickell's nightlife and restaurant scene on South Miami Ave between SE 7th and 9th Streets. This is the main drag with heavy foot traffic, tourist activity, supercar rentals, and influencer culture. If you want to be in the middle of the action, this is it. If you want quiet residential living, look elsewhere.
SLS Lux attracts a mix of investors, short-term renters, and lifestyle buyers who want to be in the center of Brickell's action. The condo-hotel format means the population is more transient than a standard residential building. You will find a lot of international buyers, Airbnb-style renters cycling through, and young professionals who prioritize nightlife access and walkability over community feel. The building skews toward people who want the SLS brand name and the South Miami Ave lifestyle. If you are looking for a tight-knit residential community, this is not the building. If you want to live above the action with hotel-style services, this is your spot.
SLS Lux sits at the epicenter of Brickell's commercial and nightlife corridor on South Miami Ave. It is directly adjacent to Mary Brickell Village and steps from Brickell City Centre. The location offers maximum walkability to restaurants, bars, and shops, but comes with maximum noise and traffic.
Open-air shopping and dining complex directly adjacent to SLS Lux. This is the social hub of Brickell with dozens of restaurants, bars, and shops. Extremely convenient but also the source of most of the foot traffic and noise.
Sister building by Related Group, part of the Brickell triplets. Shares similar DNA but positioned as slightly less premium than SLS Lux.
Third of the Related Group triplets. Home to the Equinox gym, which SLS Lux residents can access with a membership but is not an in-building amenity.
New Class A office tower that went up directly to the east and blocked most of SLS Lux's eastern views. This is a permanent change to the building's view profile.
Major mixed-use complex with high-end retail, restaurants, and the Reach and Rise residential towers. A short walk south.
Free public transit giving car-free access to Downtown Miami, Omni, and other stops. Genuine convenience for daily commuting.
The plaza to the west (the strip mall with Burger King) has plans for a super-tall development that would take up the entire lot. If that project goes forward, SLS Lux will be hemmed in on virtually every side. East views are already gone thanks to 830 Brickell. The central Brickell location ensures ongoing demand, but the building is increasingly boxed in by taller neighbors. Factor future development risk into any purchase decision, especially for higher-floor units banking on western exposure.

Related Group builds beautiful-looking towers that photograph and render extremely well. But the actual construction quality and finishes tend to fall short of what the marketing promises. SLS Lux is classified as high-end luxury, but in practice it sits in the low-to-medium tier of true luxury. You are paying a significant premium for the SLS brand logo.
Related Group has a long history in Miami condo development, and not all of it is positive when it comes to long-term building maintenance. Be cautious about future maintenance costs and potential renovation needs. Their newer buildings, including this one, have already shown some post-construction issues.
SLS Lux is a combined condo and hotel, which means the resident population is more transient than a standard residential building. You will share amenities and common areas with hotel guests and short-term renters. This affects the community feel and can increase wear on common areas.
The 830 Brickell office tower went up directly to the east and blocked most of the eastern views. Penthouses that once had open sightlines now stare at a concrete wall. If you are buying for views, verify the current sightlines carefully because the marketing materials may show pre-830 Brickell conditions.

SLS Lux sits right at the intersection of South Miami Ave and SE 7th/9th Streets, directly adjacent to Mary Brickell Village. This is the absolute epicenter of Brickell nightlife, dining, and foot traffic. Expect supercar rentals revving engines, influencer culture, and heavy pedestrian traffic at all hours. Great if you want energy, terrible if you want peace.
Equinox gym is located in the adjacent Brickell Heights building, not inside SLS Lux. You can still access it with a membership, but it is not a building amenity. The in-building fitness center is separate and smaller.
The Metromover station is about one block away, giving you free public transit access to Downtown Miami, Omni, and other stops without needing a car. This is a genuine convenience for daily commuting or getting around Greater Downtown without dealing with Brickell traffic.
Like all buildings in central Brickell, SLS Lux is subject to street-level flooding during heavy rainstorms, tropical storms, and king tides. The area around South Miami Ave can flood quickly during intense weather events. This is a neighborhood-wide issue, not specific to this building.
SLS Lux is a flashy, well-located condo-hotel in the heart of Brickell that looks better on paper than it performs in practice. The Related Group delivered a visually striking tower with the LED facade and rooftop pool, but the actual build quality sits below what you would expect at this price point. The condo-hotel format means a more transient atmosphere, the east views are now blocked by 830 Brickell, and the west views are at risk from future development. You are paying a brand premium for the SLS name. If you want to be in the center of Brickell's action and prioritize location and lifestyle over construction quality, this works. If you are looking for true luxury with lasting build quality, there are better options in Brickell at similar or lower price points. This is not one of my personal favorites in the neighborhood.
