1010 Brickell
Unbranded upper-tier luxury with the best amenity package in Brickell. The rooftop pool alone is worth the conversation.

Reach and Rise are twin 43-story residential towers built by Swire Properties as part of the larger Brickell City Centre complex. Completed in 2016, they sit on opposite sides of the mall: Reach to the east and Rise to the west. Structurally, the towers are nearly identical, though interior layouts may vary slightly. Both sit in the upper tier of Brickell luxury. Swire is a Hong Kong-based developer with a reputation for quality construction and long-term thinking, and that shows here. The finishes are high-end, the units are spacious with 9-foot-plus ceilings, and the amenity decks are substantial. Each tower has its own large pool, a high-quality gym, and a sauna and steam room, though the spa is not as expansive as what you would find at ultra-luxury buildings like Aston Martin or One Thousand Museum. What makes Reach and Rise unique is the direct connection to Brickell City Centre's shops, restaurants, and entertainment. If you work from home and do not drive, you can walk downstairs and find basically everything you need. The complex is also directly connected to a Metromover station, giving you car-free access to Downtown and beyond.
Reach and Rise attract a more mature, quieter crowd than most Brickell buildings. Think families, CEOs, venture capitalists, and professionals who want luxury without the party scene. These are not influencer buildings. The residents tend to be established, well-off, and value privacy and quality over flash. You will find a lot of international buyers here too, given Swire's global reputation. If you want a building where the pool is not a content studio and the lobby is not a runway, Reach and Rise deliver that energy.
Reach and Rise sit at the heart of Brickell, flanking the Brickell City Centre mall. They are surrounded by development on nearly every side, which is both a blessing (walkability, amenities, transit) and a concern (construction, view obstruction). The direct Metromover connection and mall access make these towers some of the most convenient addresses in Brickell for car-free living.
The open-air luxury mall sits directly between the two towers. High-end retail, restaurants, a CMX movie theater, and a Saks Fifth Avenue. You can walk downstairs in your flip-flops and find basically anything you need.
An 80-story ultra-luxury tower going up directly to the north of Reach on the first empty lot between the building and the Miami River. When complete, it will be roughly as tall as Reach and will block north-facing views from Reach.
A new mixed-use development planned to the south of Rise. This will impact south-facing views from Rise when construction begins.
Direct connection to the Metromover from the Brickell City Centre complex. Free transit to Downtown, Brickell, and beyond without needing a car.
There is an empty lot between Rise and the Metrorail tracks. As far as current zoning goes, there are no restrictions against developing a super-tall tower there. West-facing views from Rise are at risk.
A large parcel around South Miami Ave was originally part of the broader Brickell City Centre master plan but has not been developed yet. Nothing is on the books currently, but the potential for future construction exists.
The only permanently protected views at Reach and Rise are direct east-facing (bay views) and direct east-facing views. Everything else is at risk. Cipriani Residences is already going up to the north of Reach and will block those views. Gateway at Brickell is planned to the south of Rise. An empty lot to the west of Rise could become a super-tall. This is Brickell, and development is constant. If you are buying for views, make sure you are facing east or understand that your sightlines could change within a few years.

Penthouse units have private elevator access. Standard units share elevators within each tower. Note the two-step lobby process: you take one elevator from street level to the amenity deck on the 6th/8th floor, then transfer to a second elevator up to your unit.

If you are coming in from the street, you take an elevator up to the 6th or 8th floor amenity level, then transfer to a second elevator to get to your unit. It is a two-stage entrance process. Great for security, but it adds time to your commute in and out of the building. Some people love it, some find it annoying.
Swire Properties is one of the best developers working in Miami. They are a Hong Kong-based company with a long track record of high-quality construction and long-term property management. The build quality at Reach and Rise reflects that. These are not buildings that were thrown up during a boom and sold off. Swire still manages the complex.
There is significant construction happening on nearly every side of the complex. Cipriani Residences is going up to the north of Reach. Gateway at Brickell is planned to the south of Rise. An empty lot to the west of Rise could be developed. The only direction without imminent construction is east. Expect noise, dust, and view changes over the next several years.
Having Brickell City Centre directly connected to your building is a genuine lifestyle upgrade. Restaurants, shopping, a movie theater, a grocery store, and more are all accessible without stepping outside. If you work from home and do not own a car, Reach and Rise are some of the most convenient addresses in Miami.
Despite being in the middle of Brickell and connected to a major mall, Reach and Rise are surprisingly quiet buildings. The resident demographic skews older and more professional. You will not find the pool party scene that defines buildings like Icon Brickell or Brickell Heights. This is old money energy in a new building.
The only permanently safe views are direct east-facing. North views from Reach will be blocked by Cipriani Residences. South views from Rise will be impacted by Gateway at Brickell. West views from Rise are at risk from potential development on the adjacent empty lot. If you are paying a premium for views, make sure you understand what is coming.
Reach and Rise are still in Brickell, which means you deal with the same issues as every other Brickell building: potential flooding, traffic when the bridges go up, events and noise, and the general chaos of a dense urban neighborhood. The building itself is quiet, but the neighborhood is not.
The units are large with high ceilings (9'4" to 11'4"), floor-to-ceiling glass, and high-end finishes. For a 2016 building, the interiors have held up well. The floor plans are thoughtful and the layouts maximize space. Penthouse units are exceptional with some of the best views in Brickell.
The Brickell City Centre Metromover station is directly connected to the complex. It is free to ride and connects you to Downtown, Brickell, and the Omni area. If you commute to Downtown for work, you can skip the car entirely.
Reach and Rise at Brickell City Centre are among the best-built and best-managed buildings in Brickell. Swire Properties does not cut corners, and it shows in the construction quality, the amenities, and the overall resident experience. The direct mall and Metromover access make these towers uniquely convenient for car-free urban living. The resident demographic is mature, professional, and quiet, which is a major plus if you are tired of the party-building scene. The biggest downside is the construction happening on nearly every side. North, south, and west views are all at risk, and the next few years will bring noise and disruption. The spa is also not at the level of true ultra-luxury buildings. But for the price point, the quality of life, and the convenience factor, Reach and Rise are hard to beat in Brickell. A solid 4 that could go higher once the surrounding construction settles down.
