One of the only true high-rise loft buildings in Miami. 36 floors, 443 units, designed by Luis Revuelta and developed by Neology Life Development Group. Completed in 2006, Neo Vertika was a pioneer on the Miami River and one of the first post-recession condos in the city. Two-story loft units with full-height windows, exposed concrete, and a rooftop pool with panoramic Brickell views. The design is polarizing, the crowd is eclectic, and the building has more personality than most of Brickell combined.
Neo Vertika attracts a younger, more eclectic crowd than most Brickell buildings. You will find singles, young couples, creatives, influencers, and OnlyFans types here. This is not a family building and it is not a quiet building. The residents tend to be people who want a Brickell address and a cool space without paying Icon or SLS prices. If you like the energy of a building where people are social, out late, and living the Miami lifestyle, you will fit in. If you want a calm, residential community vibe, look elsewhere.
Neo Vertika sits on the Miami River just west of the Metrorail tracks in the western edge of Brickell. It is a short walk to Brickell City Centre, the Metromover, and everything Brickell has to offer. The immediate surroundings are a mix of older commercial buildings, new construction, and river-facing restaurants and bars.

The east-facing views are already gone thanks to Lofty Brickell and The Standard construction. River views to the north are permanently protected by the river itself. The west side faces lower-rise buildings for now, but that empty lot will eventually be developed. What you see today from the river-facing units is what you will have long-term. The building itself will likely need a significant common area renovation in the next 3-5 years. Budget for a potential special assessment if you are buying.

Neo Vertika is one of the only true full loft high-rises in Miami. Most units are two stories with an open staircase leading to an open bedroom on the upper level. Full-height windows on both stories flood the units with light. This is not a marketing gimmick. These are real lofts with double-height ceilings and exposed concrete.
Yes, carpeting. In Miami. In 2026. Some of the original units still have carpet flooring that has not been replaced. If you are touring a unit and it has carpet, factor in the cost of ripping it out and putting in tile or vinyl plank. It is not a small job in a two-story loft.
The layouts in Neo Vertika vary wildly from unit to unit. Some are spacious and well-designed. Others have awkward configurations, tiny bathrooms, weird sink placements, and almost no counter or cabinet space. Do not assume your unit will look like the model or the listing photos. Walk through the actual unit.
The kitchens are small European-style setups with minimal counter space and very little storage. If you cook regularly or need a full-size kitchen, this will be a challenge. Many owners have renovated their kitchens, but the footprint is still compact.
Neo Vertika's common areas and lobby feature very 2000s design choices. Bright colors, eccentric lighting, unusual textures, exposed concrete everywhere. Think 2000s pop art meets industrial chic. Some people love it. Some people walk in and immediately walk out. There is no middle ground.
The rooftop pool gives you panoramic views of the Brickell skyline and sunsets over the river. It is one of the best pool experiences in this price range. The deck is large and gets sun throughout most of the day. If you are a pool person, this is a real selling point.
The direct east views that used to be one of Neo Vertika's biggest selling points are now blocked by Lofty Brickell and The Standard construction across the Metrorail tracks. If someone shows you old listing photos with open east-facing skyline views, those views no longer exist.
You have the Metrorail tracks to the east (trains running all day), the Miami River to the north (boats, cargo ships, bridge horns), and American Social bar to the west (loud music until late). If you are a light sleeper or need quiet, this building will test your patience. Bring earplugs or invest in good windows.
Because of its eccentricity and the loft format, Neo Vertika tends to price below other Brickell buildings on a per-square-foot basis. If you want a Brickell address and you are okay with the quirks, you can get more space for less money here than at Icon, SLS, or 500 Brickell.
The lobby, hallways, and amenity spaces have not been touched since the building was completed in 2006. They are maintained but visually dated. Expect a renovation and likely a special assessment in the next 3-5 years. If you are buying, factor that cost into your decision.
