The Rundown

The original branded luxury building in Brickell. Three towers: two strictly condo (Tower 1 and Tower 2) and a condo-hotel shared with the W Hotel (Tower 3). Built by Related Group right in the middle of the recession from 2005 to 2008, Icon Brickell was the first building in Brickell that took luxury and the entire condo experience to the next level. It's a massive complex with a huge gym, huge spa, giant parking structure, and retail and restaurants at its base. Think of it like a 2000s pop star. It's had drama, legal issues, more facelifts than you can count, and it's always in the news. But it's iconic, and it knows it.

Who Lives Here

Icon Brickell is pretty much known as the original influencer and OnlyFans building in Brickell. It's an iconic address. If you're an influencer or you want to be known for living in Brickell, you live at Icon. You'll see content creators at the pool, at the gym, everywhere. The crowd is young, flashy, and social. Tower 3 (the W) is the most transient. Hotel guests and short-term renters cycle through constantly. Towers 1 and 2 have more long-term residents but still skew younger and more lifestyle-oriented than your typical condo. If you want a quiet, residential community vibe, this is not your building. If you want to be in the middle of the action with an iconic Brickell address, this is it.

The Neighborhood

Icon Brickell sits at the southern end of Brickell Avenue, right at the foot of the Brickell Bridge. It's positioned directly across from the Miami Circle archaeological site to the north, which permanently protects those views. The complex is directly on the bay with Baywalk and Riverwalk connectivity, making it great for walking, biking, or scootering around Brickell without a car.

Directly north

Archaeological dig site directly to the north of Icon Brickell. This is a permanent protected site, which means the north-facing views from Icon are locked in forever. Nice bonus.

Brickell Bridge

Adjacent

The bridge goes up a couple dozen times a day, shutting down Brickell Ave and stacking traffic in all directions. If you value being able to get in and out quickly, this is a real consideration.

Brickell City Centre

5 min walk

The massive mixed-use development with high-end retail, restaurants, and a movie theater. A short walk south along Brickell Ave.

619 Brickell / Nobu Residences (Coming Soon)

Adjacent south

Currently a church parking lot to the south, but will be replaced by a very tall Nobu Residences tower. If you're in the south-facing tower on the water, expect to lose some S and SE facing views when construction starts in 12-24 months.

1 Brickell (Baccarat + Related Group)

Across the street west

Major construction to the west where Baccarat, Viceroy, and an ultra-tall super tower will be built. Expect construction to the west for the next couple of years.

Baywalk & Riverwalk

Direct access

Icon Brickell is on a completed section of the Baywalk and Riverwalk. You can walk or bike all the way around and down south. Great connectivity if you don't need a car.

What's Changing

Views to the east and north/northwest are basically permanently preserved thanks to the Miami Circle and the bay. But there's significant construction coming to the south (619 Brickell / Nobu Residences) and to the west (1 Brickell / Baccarat / super tall tower). South-facing and SE-facing units in the waterfront tower will likely lose some views. Construction noise and disruption to the west will last a couple of years. The 30-year recertification is coming up in less than 10 years, so budget for that if you're buying and holding long-term.

The Recession Drama

Related Group actually lost the in-construction project to its lenders during the recession. They avoided foreclosure but had to turn over at least two of the towers to the lenders, who took over final construction and sales. So the building you're living in was finished by bankers, not developers. That shows in some of the construction quality.

The Pool Was Closed for 3 Years

The pool was completely closed for almost three years. They had to strip out all the tiles and a lot of the infrastructure. It's been repaired and is open now, but that gives you a sense of the construction issues this complex has dealt with.

Concrete & Facade Restoration In Progress

The complex is currently going through a concrete and facade restoration. It's close to done, but while it's happening, balconies will be unavailable. Check your specific unit before buying or renting. You might not have balcony access for months.

Three HOAs, Not One

Icon Brickell has a complex HOA setup: one HOA for each tower plus a master association. So you may be dealing with three HOAs when moving in or handling building business. Just know that going in.

Brickell Bridge Traffic

The Brickell Bridge goes up a couple dozen times a day and completely shuts down Brickell Ave. Traffic stacks up in all directions. If you're someone who values being able to get in and out quickly, Icon Brickell's location right at the bridge is a real downside.

Unit Sizes Are Huge

Because it was built in the late 2000s, the units are significantly larger than what you'd get in a newer Brickell building. Even the studios are big. The finishes were built to a high standard for the time. Unrenovated units are showing their age, but a lot of units have been updated.

The pool, gym, and spa are shared with W Hotel guests. So you're not just sharing with 1,776 condo residents, you're also sharing with however many hotel guests are checked in. The rooftop pool on Tower 3 is exclusive to that tower and hotel guests only. Towers 1 and 2 residents can't use it.

There have been recent fairly high-profile security lapses at the complex. They've started to turn things around with operations and security, but do your diligence. Remember that Tower 3 is a hotel, so the neighbors are more transient.

But the drama is real: construction issues since day one, a pool that was closed for three years, ongoing facade restoration, a complex triple-HOA setup, and the Brickell Bridge traffic situation. If you want an iconic Brickell address with huge amenities and don't mind the chaos, Icon delivers. If you want peace, quiet, and a smooth-running building, look elsewhere. It's a solid 3.5 that could climb higher once the restorations are complete and operations continue to improve.
