The Rundown

Dua Miami, formerly known as SLS Brickell Hotel and Residences, is a 51-story mixed-use tower completed in 2017 at 1300 S Miami Ave in South Brickell. The building has 450 residential condominiums and a 124-room hotel component, developed by the Related Group and designed by Arquitectonica with interiors by Philippe Starck. The architecture is immediately recognizable: the triangular cascading balconies with colorful striped accents make it one of the most visually distinctive buildings in the Brickell skyline. The units are large for the area, ranging from 692 to 2,571 square feet, with floor-to-ceiling glass, custom Italian wood cabinetry, Bosch appliances, and quartz countertops. East-facing units have genuinely stunning views of Biscayne Bay and the Miami skyline, though those views are on a time clock given the large undeveloped lot between the building and Brickell Avenue. West-facing units look directly into Infinity at Brickell, which sits approximately 100 feet to the west. The hotel component defines the building's character. The pool deck is a known party scene with DJs and events on weekends. The resident base skews young, hip, and social. This is a building with a reputation as an influencer and content creator destination. The amenities are genuinely impressive: a rooftop pool with panoramic views, multiple pool levels, a spa, a state-of-the-art fitness center, and hotel-level concierge services. In my personal opinion, as with all Related Group buildings, the construction quality is skin-deep luxury. The building photographs beautifully and the finishes look great on move-in day, but do your due diligence before buying or renting.

Who Lives Here

Dua Miami attracts a young, social, and image-conscious crowd. The building has a well-established reputation as an influencer and content creator destination. You will find tech professionals, DJs, social media personalities, and people who want to be part of the South Brickell scene. The hotel component means there is always a rotating cast of short-term guests mixed in with longer-term residents. This is not a quiet building and not a family building. If you want to be in the middle of the action with access to a party pool, hotel amenities, and a social community, this is a strong option. If you want a quiet, residential feel, look elsewhere.

The Neighborhood

Dua Miami sits at 1300 S Miami Ave in South Brickell, directly adjacent to Infinity at Brickell to the west. The building is slightly south of the Central Brickell activity hub, which means it is close to everything but not directly in the middle of the Mary Brickell Village chaos. The Metromover station is walkable, and Biscayne Bay is just a few blocks to the east. The South Brickell corridor is undergoing rapid development with multiple major projects nearby.

Infinity at Brickell

~100 feet west

Directly to the west at approximately 100 feet. West-facing units at Dua look directly into Infinity's residences. The proximity is the primary view issue for west-facing units.

Undeveloped Lot (East)

Directly east

A large undeveloped lot sits between Dua Miami and Brickell Avenue to the east. This lot will eventually be developed, which will block the current east-facing views. The timeline is uncertain but the threat is real for east-facing unit buyers.

Cipriani Residences Miami

1-2 blocks south

Ultra-luxury residential development under construction approximately one to two blocks to the south. Part of the South Brickell transformation. Will add to the neighborhood's prestige when complete.

Metromover Station

5-7 min walk

Walkable from Dua Miami, connecting to the Metromover loop and Metrorail. Essential for car-free living in South Brickell.

Biscayne Bay Waterfront

3-4 blocks east

A few blocks east of Dua Miami. Walking distance to the bayfront park and waterfront promenade.

What's Changing

South Brickell is in the middle of a major transformation. Cipriani Residences is underway nearby, and multiple other projects are planned within a few blocks. The undeveloped lot to the east of Dua Miami is the most significant view risk: when that parcel is developed, east-facing views will be affected. The South Brickell corridor is becoming increasingly desirable, which supports long-term property values, but the construction activity over the next 5 to 10 years will be significant.

Genuinely Stunning East Views (For Now)

East-facing units at Dua Miami have some of the best views in South Brickell. The bay views and Miami skyline views from the upper floors are genuinely impressive. The triangular balconies are large and the floor-to-ceiling glass maximizes the view experience. Just understand that these views are on a time clock: the large undeveloped lot between the building and Brickell Avenue will eventually be developed. Buy east-facing units for the current views, but do not assume they will last forever.

🟠Heads Up

West Views Are Blocked by Infinity at Brickell

West-facing units at Dua Miami look directly into Infinity at Brickell, which sits approximately 100 feet to the west. There are no meaningful west views from this building. If you are considering a west-facing unit, understand that you are looking into another building's windows and balconies. The sunset views that might otherwise exist are completely blocked.

🍵The Tea

The Pool Is a Party Scene, Not a Quiet Retreat

The pool deck at Dua Miami is a well-known party destination in South Brickell. DJs, events, and a social crowd are regular features on weekends. The rooftop pool has incredible views and is genuinely impressive, but it is not a quiet place to relax on a Saturday afternoon. If you want a tranquil pool experience, this is not the building for you. If you want to be in the middle of the social scene, this is exactly what you are looking for.

🍵The Tea

This Is an Influencer and Content Creator Building

Dua Miami has a well-established reputation as a destination for influencers, content creators, and social media personalities. The building's striking design, impressive pool, and hotel amenities make it a natural backdrop for content. The resident base reflects this. If that energy appeals to you, great. If you are looking for a quiet, professional residential community, this building's culture will likely not be a fit.

🟠Heads Up

Related Group Caveats Apply

Dua Miami is a Related Group development, and all of the standard Related Group caveats apply. The building photographs beautifully and the finishes look impressive on move-in day. But Related Group buildings tend toward skin-deep luxury: they look great but do not always hold up as well as true luxury builds over time. Do your due diligence. Inspect the specific unit carefully. Review the HOA financials. Talk to current residents. The building is newer so the wear is not yet significant, but the pattern holds across Related Group's portfolio.

Hotel Amenities and Flexible Rental Policy

The hotel component at Dua Miami is a genuine advantage for both residents and investors. Residents get access to hotel-level concierge services, room service, and housekeeping. Investors benefit from a 30-day minimum rental policy that allows for furnished short-term rentals, which is significantly more flexible than most residential-only buildings in Brickell. The combination of hotel amenities and rental flexibility makes this one of the stronger investment options in South Brickell.

🟢Win

Philippe Starck Interiors and Distinctive Architecture

The interiors at Dua Miami were designed by Philippe Starck, one of the most recognized names in luxury design. The common areas, lobby, and amenity spaces have a distinctive, design-forward aesthetic that sets the building apart from generic luxury towers. The Arquitectonica exterior with its cascading triangular balconies and colorful accents is immediately recognizable in the Brickell skyline. Whether you love or hate the aesthetic, it is genuinely distinctive.

💡Insider Tip

South Brickell Location Means Faster I-95 Access

Like Infinity at Brickell next door, Dua Miami benefits from the South Brickell location for highway access. Getting to I-95 from here is significantly faster than from Central or North Brickell buildings. If you drive regularly, this is a meaningful quality-of-life advantage. The Metromover is also walkable for car-free transit options.

The Good & The Not-So-Good

Wins

  • +Genuinely stunning east bay views from upper floors
  • +True bayfront position with protected bay views
  • +Prime Brickell location, walkable to everything
  • +Modern construction with quality finishes
  • +Strong rental income potential for investors

Watch Out

  • West views permanently blocked by Infinity at Brickell
  • HOA fees on the higher end for the unit sizes
  • Citadel HQ construction nearby for 3-4 years
  • East bay views on a 10-15 year time clock
  • Brickell traffic and seasonal congestion
The Verdict

Ryan's Final Take

3.5

Dua Miami is a visually striking, amenity-rich condo-hotel in South Brickell with a clear identity: it is a social, lively building for people who want to be part of the scene. The east views are genuinely impressive, the rooftop pool is one of the best in South Brickell, and the Philippe Starck interiors are distinctive. The hotel component provides genuine flexibility for investors and lifestyle perks for residents. The trade-offs are equally clear: west views are blocked by Infinity at Brickell, east views are on a time clock, the pool is a party scene rather than a quiet retreat, and the Related Group construction quality requires due diligence. The building has a well-established reputation as an influencer destination, which is either a draw or a red flag depending on your lifestyle. If you want to be in the middle of the South Brickell social scene with hotel amenities and strong rental potential, Dua Miami delivers. If you want quiet, luxury, or long-term view security, look elsewhere.
