Brickell's OG branded luxury complex. Think 2000s pop star with more facelifts than you can count

Brickell on the River is a two-tower complex sitting directly on the Miami River in the heart of Brickell. The North Tower (42 floors, 390 units) was completed in 2005 and the South Tower (46 floors, 319 loft-style units) followed in 2007. Developed by Cabi Developers, this was a mid-tier project from the start, not luxury, not budget, just a large, well-built complex with retail at the base and plenty of parking. The South Tower is notable for its two-story loft-style units, which give it a different feel from the standard Brickell condo. The building sits in a prime location with the Metromover station next door and Brickell City Centre a short walk away, but it is not a building that gets talked about much. It is not invisible, but it is definitely not a trending address. The units that face north and northeast get direct river views, but be aware that One Brickell (Viceroy, Baccarat, and eventually a supertall tower) is being built directly to the east, and the large empty lot to the west will eventually be developed too. If your unit faces east or west, your views have an expiration date. Most units still have their original 2006-era finishes, which were not luxury to begin with and have not aged particularly well. Many layouts lack open kitchens or the modern floor plans you would expect in 2026. If you are buying, budget for a renovation, possibly a gut job. The common areas and amenities are well maintained but dated. The pool deck is solid, the three-story fitness center is a real asset, and the building has 24/7 concierge. The vibe here is families and young professionals. This is not a party building. It is quiet, well-run, and attracts people who want to be in Brickell without being in the middle of the Brickell scene.
Families, young professionals, and people who want a Brickell address without the price tag or the scene of buildings like Icon Brickell or SLS Lux. This is not the flash-and-glamour crowd. You will find a mix of long-term owners who have been here since the building opened and newer buyers who prioritize location and unit size over brand name. Remote workers who love the walkability, couples starting families who need the extra square footage, and people who just want a quiet, well-run building in a great location. If you want to be seen, this is not the building. If you want to live well in Brickell without overpaying, Brickell on the River delivers.
Brickell on the River sits directly on the Miami River with the Metromover station next door. You can walk to Brickell City Centre, the Baywalk, and the Riverwalk. Everything Brickell has to offer is within reach on foot or by Metromover. The downside is the same as every Brickell building: traffic on Brickell Avenue can be brutal, especially when the Brickell Bridge goes up (which happens dozens of times daily). The streets around the building can also flood during heavy rain, tropical storms, or king tides. The building itself is fine, but the surrounding streets can turn into temporary rivers.
High-end retail, dining, Cinemex movie theater, and the open-air Climate Ribbon architecture. The center of Brickell's retail scene.
Directly next to the building. Free to ride and connects to the rest of downtown, Brickell, and the Omni loop.
Connects Brickell to downtown. Goes up frequently for boat traffic, which can cause significant traffic delays on Brickell Ave.
Massive mixed-use project including Viceroy, Baccarat, and a future supertall tower. Will transform the immediate area but will also block east-facing views.
Waterfront walking and biking paths along the river and bay. Great for morning runs or evening walks.
Open-air shopping and dining center with restaurants, bars, and retail. A solid casual dining and nightlife option.
One Brickell is under construction directly to the east, which will bring more density, more traffic, and eventually block east-facing views, but also more retail and dining options. The large empty lot to the west will also eventually be developed. North-facing river views are the safest long-term bet. The immediate area is going to get significantly more built-up over the next 5 years, which is good for walkability and amenities but means more construction noise and view changes in the short term.

One Brickell is being built directly to the east. If your unit faces east, your views will be significantly impacted. The large empty lot to the west will also eventually be developed. North-facing river views are the safest bet long-term.
Most units still have their original 2006-era finishes, which were mid-tier when new and have not aged well. Many layouts have closed kitchens and dated floor plans. If you are buying, expect to spend on updates. Some units need a full gut renovation.
The South Tower (46 floors) features two-story loft-style units, which give it a completely different feel from the North Tower's standard layouts. If you want high ceilings and an open, airy feel, look at the South Tower specifically.
The building itself handles storms fine, but the streets around it can flood during heavy rain, tropical storms, or king tides. If you drive, keep this in mind during hurricane season. The area around SE 5th and 6th can become temporarily impassable.
The gym spans three floors, which is unusual for a building in this price range. It is dated in terms of decor, but the equipment is maintained and the space itself is generous. You do not need a separate gym membership.
The Metromover station is literally next door. Free to ride, connects you to downtown, Brickell, and the Omni loop. If you work anywhere along the Metromover route, you can skip driving entirely.
The Brickell Bridge goes up for boat traffic dozens of times daily. When it is up, traffic on Brickell Ave backs up significantly. If you commute by car during peak hours, factor this into your daily routine. It can add 15-20 minutes to your drive.
The common areas and amenities are clean and well-run, but they look like 2006. The building has not had a major renovation of its common spaces. Everything works, nothing is broken, but do not expect a modern luxury lobby experience.
Units here tend to be larger than what you find in newer Brickell buildings. The 2000s-era floor plans prioritized space over efficiency. If square footage matters to you, Brickell on the River offers more room for the money.
The units facing north and northeast have direct views of the Miami River and beyond. These views are largely protected because the river itself creates a buffer. South and west-facing units look into other buildings and future construction.
The vibe here is quiet and residential. Families, young professionals, long-term owners. If you want the social scene of Icon Brickell or SLS Lux, this is not it. If you want to come home to a calm building after a long day, this is your spot.
HOA fees range from about $880 to $1,600 per month depending on unit size. For a building with 2006-era finishes and amenities, that is a meaningful monthly cost. Make sure you factor this into your total cost of ownership.
Brickell on the River is a 3-star building that delivers on location and space but not on style or modernity. It is the definition of substance over flash. You get a prime Brickell address, the Metromover next door, walkability to everything, and larger unit sizes than most newer buildings in the area. But you also get 2006 finishes, dated common areas, and views that are about to change as One Brickell rises next door. This is a building for people who want to live in Brickell without paying Brickell premium prices. If you are okay with doing some renovation work and you prioritize location and square footage over lobby selfies, Brickell on the River is a solid, quiet, well-run option. It is not exciting, but it is dependable. And sometimes that is exactly what you want.
