500 Brickell is one of the original condo boom buildings from the 2005-2008 era, sitting directly across the street from Icon Brickell and almost directly south of the Brickell Bridge. Two towers, an East and a West, connected by a 10-story base and that iconic circular rooftop structure that even shows up in GTA 6. It's a Related Group joint venture designed by Arquitectonica. The building was never meant to be ultra-luxury. It was built as more of a mid-tier play, and that shows in the finishes and construction quality. Some shortcuts were taken during the recession era, and while a lot has been fixed over the years, there are things inherent to the building that come with being a 2005-2008 build. That said, the unit sizes are generous, the amenities are solid (two pools, full gym, men's and women's spa), and the price point is better than what you'll find at Icon across the street. If you're looking for a lower-profile Brickell address with more space for less money, 500 Brickell is worth a look. Just don't expect top-tier finishes or a freshly renovated lobby.
500 Brickell attracts a mix of young professionals, investors, and people who want a Brickell address without paying Icon Brickell prices. It's a lower-profile building compared to its neighbor across the street. You won't see the influencer crowd here. The vibe is more practical and less flashy. A lot of renters, some long-term owners who bought during or after the recession at great prices. If you want to be in Brickell, have more space, and don't need to flex your building's brand name, this is the crowd.
500 Brickell sits on Brickell Avenue almost directly south of the Brickell Bridge. It's across the street from Icon Brickell and within walking distance of Brickell City Centre. The Metromover station is almost directly behind the building, which is a real plus if you use public transit or want to avoid driving. The Brickell Bridge situation is the same as Icon: it goes up dozens of times a day and gridlocks traffic in every direction.

A new tower coming up that will impact the rooftop pool views from the East Tower. If you're buying for the views, factor this in.
The biggest development impact is 19 Brickell, which will disrupt the iconic rooftop pool views from the East Tower. The broader Brickell area continues to densify with new towers going up in every direction. The building itself is approaching 20 years old, with the 30-year recertification on the horizon. There have been rumors of a full common area renovation, but as of 2026, no movement has started. If and when that renovation kicks off, expect at least two years of construction. Budget accordingly if you're buying.

There's no nice way to put it. The lobbies, hallways, and elevators feel dated and very worn. From the moment you walk in, the common spaces just don't feel like a building in Brickell in 2026. There have been rumors of a full renovation, but as of now, nothing has started.
If you're expecting that all-glass-wall Miami look, 500 Brickell is not it. There's quite a lot of stucco on the exterior. The windows are decent but it's not the floor-to-ceiling glass experience you get at newer buildings. Just set your expectations accordingly.
You can get more space for less money at 500 Brickell compared to Icon Brickell directly across the street. The trade-off is lower quality finishes and a less prestigious address, but if value per square foot is your priority, 500 Brickell wins.
Because it was built during the mid-2000s boom, the floor plans are more generous than what you'd find in newer Brickell buildings. Even the one-bedrooms have decent square footage. The layouts are practical and livable.
Like many buildings from this era, some shortcuts were taken during construction. A lot has been addressed over the years, but there are inherent quality issues that come with being a 2005-2008 build. The original finishes were not great, and unrenovated units show their age.
The rooftop pool on the East Tower has some of the best views in Brickell. However, 19 Brickell is coming up nearby and will impact those views. If you're buying specifically for the rooftop pool experience, factor in that the views will change.
Same issue as Icon across the street. The Brickell Bridge goes up dozens of times a day and completely shuts down traffic. If you need to drive in and out of the building multiple times a day, this location is not ideal.
The parking garage is shared with My Brickell, the smaller building to the west. There's plenty of parking, but just be aware it's a shared structure.
The Metromover station is almost directly behind the building. If you commute via public transit or want to get around downtown without driving, this is one of the most convenient locations in Brickell for that.
The building was completed in 2008, so the 30-year recertification is on the horizon. Given the building's construction history and current condition of common areas, this could be a significant expense. If you're buying and holding long-term, budget for it.
That iconic circular rooftop connection structure between the two towers? It shows up in GTA 6. So at least the building has pop culture cred going for it.

If you want a building that feels premium when you walk through the lobby, keep looking.
